1. Residential and Commercial Property Sales :

• Until 150 000 € : 10% incl. VAT, with a minimum fee of 3,000 € incl. VAT
• From 150 001 to 220 000 € : 6% incl. VAT
• From 220 001 to 2 699 999 € : 5% incl. VAT
• As from 2 700 000 € : 3.5% incl. VAT

Fee Schedule effective from 1 July 2026.
VAT: 20%

The fees set out below represent the maximum percentages and amounts applicable to the services provided by RIVARD IMMOBILIER & RELOCATION, except in the case of inter-agency transactions, where the agency commission is determined in accordance with the fee schedule of the lead agency. Unless otherwise agreed, our fees are payable by the purchaser and include property viewings, negotiation, preparation of the sale file, and assistance provided to our clients through to the execution of the final notarized deed of sale.

2. Commercial and Professional Leases

Letting Fees: Maximum 15% incl. VAT of the annual rent including service charges. This service includes property viewings, negotiation, and transaction management through to the tenant's move-in, subject to a minimum fee of 3,800 € incl. VAT.
Inventory of Condition (Check-in/Check-out Report): Fees upon quotation.
Lease Drafting or Renewal: 860 € excl. VAT (1,032 € incl. VAT).
Lease Amendment: 400 € excl. VAT (480 € incl. VAT).
Unless otherwise agreed, the above fees are payable by the tenant.

3. Residential Leases (Unfurnished and Furnished)

3.1. Leases governed by the French Act of 6 July 1989, as amended by the ALUR Act.

Tenant Fees:

• Highly competitive areas: 12 €/sq. m incl. VAT based on the property's habitable area
• Competitive areas: 10 €/sq. m incl. VAT based on the property's habitable area
• Less competitive areas: 8 €/sq. m incl. VAT based on the property's habitable area

These fees include viewings of the accommodation, preparation of the tenant's application file, and drafting of the lease agreement.
An additional fee of 3 €/m² (incl. VAT) is payable for the check-in inventory of condition (move-in inspection report), regardless of the property's location.

Payable by the Landlord:
A maximum fee equivalent to one month's rent, including service charges, for the marketing of the property, organization of viewings, drafting of the lease agreement, and preparation of the check-in inventory of condition (move-in inspection report).
Check-out Inventory of Condition (Move-out Inspection Report): 3 €/m² (incl. VAT) if carried out by Rivard Immobilier & Relocation, or upon quotation if performed by a specialized third-party provider.

Leases not Governed by the French Act of 6 July 1989, as amended by the ALUR Act

A maximum fee equivalent to one month's rent, including service charges, payable by the tenant, covering the organization of property viewings, assistance with the preparation of the rental application file, negotiation, and drafting of the lease agreement.
Inventory of Condition: Fees upon quotation only.
Lease Renewal: 600 € incl. VAT, to be shared equally between the landlord and the tenant. Lease Amendment: 350 € incl. VAT, to be shared equally between the landlord and the tenant.
Note: The above rates are inclusive of VAT at the standard rate of 20%.
